I have hired this company doing inspection on the property that I was planning to purchase in Georgia. I’ve live in California when this was done. Frank Cooper and his team did a great job of inspection and giving me with every details. I really appreciate the advice and the report. Thank you

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Asbestos Testing Explained

Buying a home itself is a stressful but exciting event. There’s so much to do, so many points to go over, and it requires lots of thought and effort. When a person is interested in buying a house, most of the time, they try to check some of the important parts of the house, like the electricity, plumbing, HVAC, etc. However, many people don’t think twice about the hidden risk of asbestos. Even though it is a particle that is banned in many places, unfortunately, it is still found in many homes in the United States, particularly in older houses. So, if you are suspicious about the presence of asbestos in the home you want to buy, the Environmental Protection Agency (EPA) advises asbestos testing. In this article, we will explore what asbestos testing is and why it’s important to test for asbestos.

Asbestos and Health

In the 19th century, studies began to show that asbestos was a possible health hazard and shouldn’t be widely used. The World Health Organization classified asbestos as carcinogenic in the mid-20th century, and it has been shown that it has a strong correlation to lung, ovarian, and laryngeal cancer, mesothelioma, as well as pleural thickening. After years of research and study, it has been commonly agreed that asbestos exposure of any degree is a major health hazard and shouldn’t be used in any type of building. However, since older homes were built before this was shown, some of them still have asbestos, including components. Therefore, it is crucial to test for asbestos before buying a home.

Some Of The Common Places That Include Asbestos

  • Attic and wall insulation made of vermiculite
  • Tape, coating, insulation, or coatings for steam and hot water pipes
  • The drywall mud
  • Plaster for ceilings and walls
  • Insulation for coal and oil furnaces
  • Old paints

Importance of Contacting Professionals

By looking at something, it is impossible to determine if it contains asbestos. Furthermore, asbestos has no scent. Some people choose to conduct their own asbestos inspections; however, this is quite risky since they have the possibility of unintentionally disrupting asbestos-containing materials and therefore releasing asbestos fibers into the air, which could expose the person to asbestos fibers. If you believe there may be asbestos present, your choice should be working with a business that specializes in asbestos abatement. It is recommended to leave this kind of work to experts from asbestos firms because these types of jobs require extensive training and the appropriate safety equipment.

How Is The Test Done?

First, the professionals will examine the areas that potentially have asbestos. Then, they will take certain samples; these samples can be either from the air or from the exact location. After the samples are taken with the appropriate equipment, they will be sent to specific labs. In the labs, the chemical composition of the samples is tested, as is the appearance of the samples. This can be done with several methods, including phase contrast polarized light microscopy and transmission electron microscopy. After examining the samples, the results will be reported and given to you.
