This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

How to Choose a Home Inspector | 7 Things Homebuyers Should Know

Home inspection is undoubtedly the most important step when you decide you want to buy a house. And the single most important factor that determines how much you will be gaining from this process is working with the right home inspector. A thorough home inspection report can help you avoid unexpected repair expenditures and make an informed decision before buying a house, determining whether this investment will be a wise choice or not. Of course, there are so many home inspectors available; however, in order to guarantee a successful home inspector, you should work with a reliable and qualified specialist. In this post, we will look at seven crucial considerations to consider when selecting a home inspector, allowing you to have peace of mind about your home purchase.

Ask Your Family and Friends

If you wanted advice on practically every aspect of your life, who would you ask? It's probably your friends and family. When conducting research on local home inspectors, contact those whom your friends and family would recommend and trust. This is especially beneficial if they recently purchased a house and had a nice experience with their inspection. This way, you can narrow down your options in the wide sea.

Certified Home Inspector

A certified house inspector is a professional who has completed the training, education, and certification criteria for becoming a home inspector in their state. Of course, each state has different regulations for certifying inspectors in their area. Being certified in that state indicates that the inspector had proper training and passed a test to demonstrate their competence. Most states require inspectors to be licensed or certified.

ASHI Certifications

We mentioned that home inspectors in Marietta, GA need to be certified one way or another. However, are you wondering if there’s a standard certification you should look for before hiring? To answer, yes, there is. ASHI is a society of independent, licensed house inspectors founded to provide criteria for the home inspection process. Society has high expectations of house inspectors, who must pass a series of exams and meet certain requirements. To be an "ASHI Certified Inspector," the inspector must have performed over 250 professional house inspections, indicating that they are well-versed in the subject.

Example Reports

At the end of the inspection, the report shows you the level of skill and experience the home inspector has. So, before hiring, you can request samples of reports. This way, you can get insight into how extensively the inspector will investigate a property. Ideally, you can request the report of a property similar to the ones you will be intending to buy, so you have an even clearer image of what to expect.

The level of experience

Look for a house inspector who has expertise in the area. An expert house inspector has most likely observed a wide range of residences and knows how to handle each property. They're more likely to be aware of any problems with your home based on their previous experiences with other homes, and so they'll know what to look for when doing their inspection.

Understanding of Advanced Technology

A home inspector with an understanding of advanced technology will provide even more insight into your property because certain technologies can detect abnormalities that are invisible to the human eye or imperceptible to other senses.

Professionalism and Effective Communication

It’s very important to have open and professional communication with your inspector because it will be a detailed process. The inspector should be able to clarify difficult topics and help you understand the report as well as have a professional attitude.
