WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. The Do's and Don’ts of Home Inspections

A home inspection is a visual inspection of a house's physical structure and systems. If faults are discovered during the inspection, as a buyer you can negotiate with the seller to lower the price or arrange for repairs before closing. If there is a major problem with the home and you are unable to negotiate a lower purchase price or otherwise reach an agreement with the seller, you may choose to terminate the sale. That is why this process is a crucial part of the home buying process.

Things You Should Expect During Inspection

  • A house inspector will examine the foundation, structural components, roof, HVAC, plumbing, and electrical systems, among other things, before issuing a written home inspection report with findings.
  • A home inspection usually takes two to four hours. However, it can take longer depending on the size of the house. A few days after the physical inspection is completed, the home inspector will send the written report.
  • Buyers should attend the inspection so that they can thoroughly inspect their new home and ask questions. It will be much more insightful than just reading the report.

Choose Your Home Inspector Carefully and Don’t Go for the Cheapest Option

Home inspectors are required to be licensed in several states, but not all of them. Make sure the house inspector you pick is fully credentialed, regardless of where you live. You can ask to see a sample inspection. In addition, you can learn a lot about a house inspector by reading online reviews. Make sure to read both the negative and positive evaluations to get an unbiased opinion. You can also ask someone you know for a recommendation.

Accompany The Home Inspector During the Process

If you are the buyer, ask your inspector about coming along. Most likely they won’t have any problems with it. Coming to the inspection would be beneficial for you since you'll get the opportunity to look around your new house and ask any questions you may have. Observing the process helps you understand how serious or insignificant each issue is.

If you are the seller, try to make the process easy for the inspector and buyers. For example, tell them where to find keys, and make sure all the lights and appliances like furnaces and fireplaces are already working. Make sure you clear the path down the stairs to your furnace or water heater as well as your attic and basement.

Negotiate with your seller on the price

Remember that it is the right of the buyer to walk away if they’re not satisfied. After a home inspection, the buyer may be able to renegotiate their offer or request repairs if certain issues come up. In some cases, the buyer may walk away from the purchase if the home inspection reveals more issues than they’re willing to deal with. After the home inspection, the buyer and seller can either negotiate the contract or end the process completely.

Don’t Focus on Cosmetic Problems In The House

The structural components of your home will be the focus of a home inspection report, ensuring that it is safe to live in. Cosmetic repairs are ones that do not put your health in jeopardy or lower your quality of life. Peeling wallpaper or mismatched paint may irritate you, but it will not be highlighted in the house inspection report. So, if you will try to negotiate exclusively because of cosmetic repairs with the seller, it will not work out.
