The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

What Home Inspectors Look for in a Kitchen

When home inspectors go through the details of your property, they will likely spend quite a bit of time in the kitchen. A lot of homeowners might be confused by this and wonder what the big deal is. Well, the truth is that the kitchen is a central part of the everyday life of your family, and it’s essential that all of the elements of your kitchen will be as safe and efficient as possible. At Atlanta Property Inspections, we provide professional inspection services for homeowners and businesses in Atlanta, Georgia, and surrounding metro area communities. If you’ve been considering making an investment in a reliable home inspection, then give us a call and find out what our experienced home inspectors can do for your house.

Why Are Kitchens Included in Professional Home Inspections?

Kitchens contain the largest number of appliances in the home. Additionally, a successful kitchen also relies on having a well-functioning plumbing system. Therefore, your electrical outlets, plumbing fixtures, pipes, and essential appliances will be a vital part of your overall inspection service.

Which Areas of the Kitchen Do Home Inspectors Pay Attention To?

The inspector will pay close attention to a lot of different areas of your kitchen in order to determine the condition of the property; this may include:

  • Countertops
  • Cabinets
  • Kitchen Sink
  • Plumbing Hardware
  • Refridgerator
  • Oven
  • Stove
  • Built-in Microwave
  • Dishwasher
  • Exhaust System or Range Hood
  • Electrical Outlets and Wiring
  • Lighting System
  • As Well as the Overall Safety of the Walls, Floor, Ceiling and Similar Structures

Be aware of these items when preparing for your inspection.

What Do Home Inspectors NOT Do?

While it’s important to know what to expect from your home inspection, it’s also essential that property owners understand what the inspectors won’t be doing. This will help you stay prepared for the appointment and avoid disappointment or miscommunication. For example, inspectors will often avoid moving appliances or furniture around to inspect if they are made inaccessible. Likewise, if you have any locks or codes needed to get inside an area of your pantry or for instance, it might not be inspected. Another important consideration is the fact that the inspector will not be able to check for air quality, code compliance confirmation, asbestos or lead exposure, and other specialized tests. If you’re unsure whether a specific concern of yours will be addressed during the inspection, then feel free to speak with your inspector before the appointment begins.
