The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

My client used the company for their home inspection during their due diligence period. Jeremy and his partner were very kind and accommodating with answering questions. The report was very thorough and I like that they also note positive things about the homes in their report as well and not just what's wrong with the house. You can read the good and the bad.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Bugs & Insects in Your Basement? Here's Why

Let us create a scenario. You get to your garage like you usually would and suddenly realize that there are many insects in it. You wonder why this occurs and look for a way to fix it. Well, you are lucky because, throughout this article, we will go through the conditions that bugs and insects love, how to get rid of them, and how Atlanta Property Inspection is here to help. So, let’s get started.

Reasons Why You Have Bugs and Insects in Your Basement

Many people don’t think there are any insects in their basements, but there are, you just don’t see them. They usually disappear when they see the light or hear you. You cannot believe how good of a place your basement is for the bugs' survival. That’s why they are always there. Of course, a few factors play a significant role in why they are attracted. These factors can range anywhere from darkness to humidity. Let’s look deeper into how each factor causes them to form.

The Moisture

Most of us don’t like moisture, except for insects. In fact, insects love humidity because it keeps them lubricated. In addition, the moisture gives them the water and warmth required to survive. To avoid this, we must keep our basements as dry as possible. You can first call home inspectors to see if any leaks cause additional water and moisture in the area. This way, your basement will stop the source of the humidity. Also, you can frequently open the windows, if possible, or provide air circulation. Lastly, if you see any water in your basement, simply dry it. These will help keep the bugs and insects away.

The Darkness

The most significant reason pests decide to stay in your basement is its darkness. They need the darkness to hide from predators. So, this is another critical factor for their survival. The darkness allows them to build their nests, lay eggs or even mate easily. If you see a lot of insects in your dark basement, try removing unnecessary and old equipment. This equipment allow the pests to hide and grow. When you remove it, they don’t have a place to hide and don’t like the environment that much.
