Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

This was my first experience with Atlanta Property Inspections. Alex Sozonov was my inspector. Very oriented details and willing to explained all questions with professional knowledge. Report came into my email box late night. Clearly, it has been covered all details. Plus, show up on time.

Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Commercial Property Inspections: What to Expect?

There are many reasons to get a commercial property inspection. However, not much information is given about the procedure. If you are reading this article, chances are you want to get a commercial property inspection and know what to do to prepare for the home inspectors. Thankfully, in this article, Atlanta Property Inspection has gathered everything you need to prepare. So, let’s get going.

Getting Documents About the Property

Getting documents about a property is something every homeowner should get ready before getting any type of property inspection. To make the process faster and make the inspector's job easier, try preparing any documents that may show information about your property. Examples of these documents include any repair or maintenance a part of the house may have had and your lease agreements. Additional documents will help the home inspector to have more information about your property and make a better final report about the house.

The Must Have: Walk-Throughs

Walk-throughs are required for a home inspection to be completed. In a walk-through, the internal parts of your building will be thoroughly examined. This part of the home inspection is the most unexpected for a homeowner. However, although it may not be every time, home inspectors can bring people from other professions to deeply examine those parts of the house. These internal structures include your plumbing system, electricity system, pipes, walls, and roof. These inspections can be more significant and thorough for other commercial properties. Other minor inspections include the floors, windows, A/C, and basement.

Getting The Final Report

In the end, the home inspector will give you a detailed report of the condition of your house. This inspection can provide a clear image of the path you may want to take or learn more about the parts of the house you may need to repair. A minor but important tip is to ask for an oral report from your home inspector. They are not required to give it to you, and unless you ask, they probably won’t. So, having an oral report will be better, especially if your house is a little old. Getting the final report can be overwhelming as you discover more about your home. Thankfully, with over 25 years of experience in the industry, Atlanta Property Inspection is here for you.
