Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

I would like to recommend Brandon for his excellent job during the inspection. He is very professional, thorough and is an expert in his field. I enjoyed his partnership during inspection, the knowledge he shared of the risks of certain issues was incredible. I am very glad that he inspected the house for us and wishing him more success in future.

Common Toilet Installation Issues

A toilet must be properly installed; otherwise, it can cause even the simplest problems that don't seem related to the toilet. So, to inform everyone, we gathered some information. Throughout this article, we will go over the common problems that can be related to installation issues, two of the most common issues, like loose toilets and caulking the base, and how Atlanta Property Inspections can help. So, let’s get started.

Common Problems That Can Be Related To Installation Issues

Installation issues can cause many problems. We can’t list all of them here; however, we did gather some of the most common problems. Let’s go over some of them in this section.

  • Constant Running Toilet: If a toilet is constantly running, water flows into the tank through the fill valve. Although it may not seem related to the installation process, it is highly likely to play a role. Call a home inspection service to learn more.
  • Toilet Leaks: If there is a toilet leak, there can be many reasons for this. However, this problem is something that no homeowner should avoid. One of the most common reasons for this can be the lack of proper installation. Without wasting any more time, call a plumber to get it fixed.
  • Loose Toilet Handle: One of the most common and basic problems homeowners face with their toilets is the loose handle. This can simply be fixed by tightening the mounting nut. Ensure this isn’t too tight, as pushing the handle may be harder than normal.
  • Rocking Toilet: If your toilet constantly moves when you sit on it and you can feel it rocking, most likely either the toilet wasn’t installed properly, or the toilet has been used for decades now.

Loose Toilet

Loose toilets can be one of the most common causes of the problems listed above. The simplest cause is that the bolts that secure the toilet are loose and have to be tightened. However, you must make sure they aren’t too tight, as they can crack the base. Sometimes, the bolts can be corroded. In this case, removing the toilet and resetting it can be a good option.

Caulking The Base

The second step to ensuring the toilet is properly installed is caulking the base of the floor. After ensuring the toilet is secured to the floor, caulking is required in residential and commercial codes, which is why many home inspectors look at it. It can help prevent leaks from the bowl that is trapped in the tank. This will allow the homeowner to stop the toilet from moving over time, secure it to the ground, and prevent some leaks.
