WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. How A Home Inspector Finds Gas Leaks

Gas leaks are dangerous. If not detected, they can cause health hazards and damage to your property. Gas leak inspection services are provided to prevent these. What is a Gas Leak Inspection?

The name of the service gives it away. A gas leak inspection is identifying leaks in the home with a combustible gas leak detector. Natural gas is mainly composed of methane, which is highly flammable. If there is a gas leak in the gas and the methane concentration increases significantly, it can result in the house catching on fire or even exploding. You may have heard of the warning of a rotten egg-like smell in the house that some people detect in their houses. This smell can come from gas leaks, and homeowners should be cautious. However, sometimes, detecting gasses from their smell may not be as easy. Other gasses heavier than air can collect in low areas and lose their odor. So, if you suspect any gasses or hear something leaking, it might be beneficial to get a leak inspection. Let’s learn about its process in the next section.

Signs of Propane Gas Leak

  • Smelling Rotten Eggs: As we said in the previous section, smelling rotten eggs can indicate a propane leak and should be inspected.
  • Higher Bill Than Usual: If your propane bill is higher than usual and you haven’t used more gas, this can indicate a leak.
  • Loud Hissing Noise: A loud hissing sound can easily be heard by homeowners. If you hear this, a gas leak should be one of the reasons that comes to mind.
  • Dead Plants Near The Tank: If you have propane gas in an environment, this will reduce the oxygen levels for the plant and block the sun. So, you will suddenly see the leaves dying.

Gas Leak Inspection Process

Different home inspection services can help homeowners detect gas leaks. The most common form of detection of gas leaks is holding a handheld gas leak detector that can detect any visible gas piping in the house. The leaks mainly occur in gas appliance connectors. These connectors can be ribbed, 2-3 feet long, and can be used to connect a gas-burning appliance to the gas supply in the house. The inspection service will look with their special device to see if the leak comes from any bad connection in the connectors and can sometimes easily fix this.

The combustible gas detector can be used for natural gas and has to be placed in the proper locations. That’s why we don’t recommend homeowners try doing this alone.
