Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

Managing Risk While Inspecting Older Homes

The value of home inspections in the real estate industry is immeasurable, especially when it comes to older homes. Older homes have hidden problems that require a professional eye beyond their aesthetic appeal. An extensive inspection is essential because as homes and other buildings age, problems can arise that range from obsolete electrical systems to structural weaknesses. Knowing how important these assessments are can help people make wise choices that will protect and extend the life of their older home assets. Since these assessments are quite essential to homeowners, it's important for home inspectors to know what they're dealing with when inspecting an older home. Therefore, in this article, we will mention some of the common issues you will find when inspecting an older home and how you can handle the risks of these homes effectively.

Foundation Evaluation

Due to its increased susceptibility to foundation problems, including settling and cracks, a comprehensive inspection is essential. Since many homes were built using different methods compared to today's, a strong foundation is needed. So, as a home inspector, concentrating on spotting any indications of structural compromise would be beneficial. For example, the presence of cracks or signs of uneven settling may indicate that the foundation of the house is having issues.

Systems

There are expiration dates on a home's essential systems and components, for example, HVAC, electrical, and plumbing. If an HVAC system is there at all in these types of homes, it is frequently broken. Outdated electrical systems, such as knob-and-tube or aluminum wire, may still exist in older homes. Due to their potential for danger, these systems need to be inspected carefully. Similarly, due to common problems, including leaks, corrosion, pipe deterioration, and blockages seen in homes, evaluating the aging plumbing infrastructure in older houses is crucial. These expert inspections may also reveal the existence of dangerous materials like asbestos insulation or lead piping, which brings us to the next topic: hazardous materials that are frequently found in old homes.

Hazardous Materials

Since the health effects of materials like asbestos and lead paint are relatively recent, many older homes include these materials in various parts of the house. So, as a professional home inspector, it would be good for you to locate asbestos-containing materials, evaluate their condition, and give homeowners or future homebuyers important information for a safe environment.

Additional Tips

As a home inspector, knowing that inspecting older houses might require more time than a recently built home would be beneficial for you so you can schedule the inspection. Telling your clients about the difficulties that come with older properties is also an important part of the inspection. Sometimes, with these properties, your ability to inspect certain parts of the house might be limited, and being clear about this both on the report and telling the clients is also quite important.

Solution To Your Worries

In order to guarantee a property's safety, structural integrity, and general condition, home inspections are essential, especially for older homes. These inspections offer a comprehensive assessment that helps homeowners discover possible risks and take preventative measures to solve the problems. So, if you are looking for reliable home inspectors in your area, we are lucky to tell you that Atlanta Property Inspection offers home inspection services. Call us today to learn more about us.
