Atlanta Property Inspections, Inc. was referred to us by our realtor for our home inspection. Our inspector was Cary Cooper. He really took the time to answer all of our questions about his findings. We didn't feel rushed or that any question was too silly. He gave us peace of mind with a few of our concerns and was honest, even if we weren't to thrilled with the news. Overall, it was a great experience and we would definitely use (and refer)  Atlanta Property Inspections, Inc. in the future for any inspection needs.

Jeremy was the best to work with! He was on time,  very thorough in his explanations of his findings, and took time with my clients to make sure he answered all of their questions. He was detailed, and provided follow up when we needed additional questions answered. He went above and beyond! Best, quality, customer service I’ve seen in a long time! I’ll recommend him and Atlanta Property Inspections every time!

The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

Atlanta property inspections gave me a very competitor quote and stuck to it for final pricing. They were able to get someone out to do the inspection so quickly. Frank and James were very thorough and helpful during the process they encouraged me to look at what they found, the good and bad, so I knew exactly what I am buying.  I couldn't have asked for a better inspection experience!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Atlanta Property Inspections came to do a pre-purchasing inspection on a home my husband and  I plan to buy! We had a very short due diligence period, but that was no issue for these guys. They fit us in their schedule on very short notice and were such a pleasure to work with. Cary and Riley came to do the inspection and did a fantastic job walking us through the inspection to let us know what they found, and suggestions on how to fix all of the issues! Shout out to Cary, for answering all of our questions and having such a great personality! We truly appreciate you guys taking the time to help us through such a very stressful time. We HIGHLY recommend this company!

Tips to Keep Your Home Healthy

Most homeowners understand how important it is to take care of their property. Unfortunately, it can be confusing and overwhelming for many to determine which activities to prioritize. The professionals at Atlanta Property Inspections help local homeowners and businesses pinpoint potential problems to ensure the safety and security of their most important investments. Our home inspectors offer reliable services for Atlanta, Georgia, area clients and are ready to help you keep your house in top shape. While investing in routine home inspection services can help owners find hidden issues, there are several ways that you can take charge of the condition of your property between appointments. By following the advice provided below, you can help prevent many of the most common problems home inspectors find during their appointments.

Ventilation

Property owners often overlook ventilation, but it is a crucial component of ensuring the household's health. The quality and circulation of your air are essential to maintaining respiratory and cognitive wellbeing. A poorly ventilated house can cause allergies, asthma, toxic mold growth, gas exposure, smoke inhalation, and other complications. Make sure that bathrooms, kitchens, fireplaces, and sewage pipes all have adequate exhaust or ventilation systems in place.

Pests

Pests are annoying, but their presence can also put your property at risk. Termites can destroy your wooden framing. Mice can chew through electrical wiring, and birds are notorious for clogging up gutters, fireplaces, and roof vents. If you notice signs of pests inside your home, then it’s vital to get professional removal services right away.

Maintenance

Your plumbing and electrical system is often buried behind walls and below flooring. The roof shingles and gutter systems are primarily out of sight. For this reason, it can be difficult for property owners to notice signs of damage. To ensure that your home is safe long term, it’s important to establish a maintenance routine that includes professional inspections and regular maintenance services.

Air Filters

The HVAC system works hard to regulate indoor temperatures and maintain air quality. When your heating and cooling system starts to fail, it can create discomfort and contribute to allergies and illnesses. One of the most important aspects of keeping your HVAC system in top condition is to change out the air filters regularly.

Moisture

Another essential home maintenance task is to reduce the moisture inside your house. Whether you live in a humid environment or you have plumbing leaks, excessive levels of moisture can invite toxic mold growth. If neglected for an extended period of time, the moisture can also lead to water damage that could cost thousands of dollars to repair. Make sure you fix roof and plumbing problems at the first sign of trouble.
