We are relocating from out of state and we were in need of an inspection with a very tight turn around. We received incredibly thorough reporting and an availability to answer questions quickly. Cary Cooper’s professional and expert insight saved us from a potential health hazard. I would very much recommend Atlanta Property Inspection for any of your inspection needs!

Frank Cooper and his team from Atlanta Property Inspections, Inc were excellent! They arrived on time  and thoroughly inspected all areas of the property I was considering renting. They found things that needed to be repaired by the landlord before we signed the lease. Frank reviewed his findings with us. He explained all of his concerns, and he patiently answered all of our questions. Then the next day I received a very detailed report that included several pictures and detailed explanations. If you want a kind, knowledgeable, and thorough inspector, don’t hesitate to call Frank Cooper with Atlanta Property. I would highly recommend him! Truly a 5 star company!

This was our first experience with Atlanta Property Inspections, Frank Cooper was the lead inspector and he was inspecting a new construction one bedroom plus den in Alpharetta for a buyer client of ours. The inspection report was both detailed and comprehensive. We have tried out a few premium home inspection companies over the past year, looking for a good additional inspection resource, and based on our experience with Frank Cooper, I think we have found it.

Have used Atlanta Property Inspections several times for my buyers.  Their team is always very thorough and educational for the new home owners.  Much information is shared about past/current codes, potential issues and how to have the issues repaired.  I will continue to use Atlanta Property Inspectors for future inspections, and my clients have been very happy with their services as well!

Dustin was very knowledgeable and friendly and made my client feel confident in his explanations.  He was quick to point out the positives of the home he was inspecting.  His report was delivered within 18 hours of the inspection and had plenty of photos and very easy explanations in laymen's terms. I highly recommend Atlanta Property Inspections.

I called several companies for quotes, and I felt that Atlanta Property Inspections was the most welcoming!  Thereafter, I had a wonderful experience at the inspection. My inspector was thorough, kind, and willing to explain things and answer my questions on site.  He was very knowledgeable and very friendly.  I am glad I did not skip the inspection for this 950 square foot condo, and the review has been very helpful, during my due diligence period in evaluating this potential home.

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The report that was provided made sense and pictures were taken of some things that were found. The inspector was also very personable which put me at ease about asking questions. Thank you, Alex and Atlanta Property Inspections!

What to Do When a Seller Won’t Make Repairs After Inspection?

Not a single home is in perfect condition. However, home inspections are necessary to understand the minor flaws and the major problems a future homebuyer cannot ignore due to safety concerns. When you place an offer on a home, the real estate agent suggests that depending on what the home inspection provides, the offer may be subject to further discussion. When you receive the inspection report, be sure to read it carefully. You can always ask your inspector to explain any technical language used in reports if you think anything is unclear.

Negotiate To Reduce The Price

After the inspection, you can go over the details of the report and discuss the details with the homeowner. If the homeowner doesn’t agree to make the repairs you find important, you can do a few things. Of course, the first one asks the homeowner to drop the price. This might be quite beneficial for you.

Fix The Issues Yourself

You may also receive a professional’s opinion on whether the home will have increased value after you buy it and fix those issues yourself if the professionals tell you that the ROI of your improvements is high and worth your time and effort. You may just decide to buy the home and make those repairs yourself.

Walk Away

In the end, if you don’t have the time or the effort to make those repairs, you can always walk away from buying the house, especially if the overall situation doesn’t look so bright. Of course, you should always consult your real estate agent and the inspection company to make your final decision. But remember that walking away is a serious decision, and you want to make sure you’re not doing anything you will regret later. So, here are some of the questions you can ask yourself.

  1. Have you used all of your options to try and negotiate repairs?
  2. Do you have to move into a new home right away?
  3. Compare your choices; are they better or worse than that specific house?
  4. What is your budget?
  5. If you were to buy the house from a different homeowner, would the prices be similar or not?
  6. Do you have the time, effort, and money to make repairs yourself?

Conclusion

Remember to understand and empathize with both parties. A seller doesn’t have to make certain repairs; as a buyer, you don’t have to deal with a seller who doesn’t want to do repairs after a home inspection. However, even though choosing between the two options isn’t easy, you will have to choose and accept the consequences of that decision. In the end, assess all your options very carefully.
