WOW! I can't even make this story up. In this very crazy market (June 2021) it seemingly takes 2 week closing (sometimes with *0* days due diligence!) to purchase a home. Anyway, Frank came recommended by another very reputable inspector, and I was fortunate he came!! The home we were looking at for my mother was a 1975 build and within 1 hour of the inspector being there a FIRE from an electrical panel broke out! Frank contained the fire, and was SO calm, had his team address the matter, was in touch with the agent and homeowner. He said in over 20+ years of him inspecting homes nothing like this had ever happened. Anyway the inspection was VERY thorough and Frank handled all matters very professionally. We will be working with Frank and his team on any home inspections in the future. I highly recommend!

The inspector was really thorough and was patient in explaining to me what he was observing. He showed me where the shutoff valve was for the water and gave recommendations on various things. The inspector Frank came to our house to inspect the deck and provide a list of safety problems. While he was there we asked him to take a look at some termite damage in the attic.  When he went to the attic he spotted problems with a squirrel infestation requiring immediate action to correct for chewed wiring and unsanitary conditions.  We were unaware of this problem.  Frank provided a comprehensive inspection report in PDF format including multiple photos showing deck post deterioration, sagging joists and yes even a picture of the live squirrel in the attic. Frank is totally professional, knows his area of expertise very well and offers sound recommendations on how to correct problems without spending money for unnecessary improvements.  For example he told us the ledger board was in good shape and did not have to be replaced, only secured to the house wall with additional bolts. The small amount we paid for the inspection was well spent because the inspection will end up saving us money in the long run.

Wood Deck Inspection Tips

Many homeowners ignore the deck and its maintenance. However, we definitely wouldn't want something adverse happening right when you're in the middle of a family gathering just because you didn't get your deck inspected in the past. Normally, getting your entire home checked by professionals is an important event. But before professionals, it's also important for you to check your deck regularly, and in this article, we will go over some of the important wood deck inspection tips.

Footings

Footing is usually made of concrete and is first put on the ground. When checking your footings, ensure the deck is at the same level as your house. If not, this means the deck is sliding away from your house, and this can be particularly dangerous.

Other Parts

Make sure gutter leaders and water drainage aren't close to the footing to avoid any potential problems. Check the columns to make sure there isn't any corrosion or splitting. Finally, check the points where the deck attaches to your home as a result of incorrect installation of footings.

Ledger Boards

The ledger board is a horizontal structure that is essential to connect the deck to the house with the help of bolts and screws. It is the main structure that gives the deck its stability, and its intactness is quite important to the overall situation of the deck. So, checking this board should never be skipped.

Check The Wood

Since this board is usually wood, first check for any indications of rot or deterioration. This is important, especially for areas that receive constant rainfall and have humid water. Humidity's direct effect is mold, and wood is a great target for rot and mold. Both can significantly weaken the overall health of the board and put the safety of the deck at risk. After this, check if the hangers and nails are attached to the board in the right manner.

Stairs

A big component of the decks is the stairs. Look for the overall shapes and cuts. In addition, check for the strength to see if it seems weak or not. Finally, check for the ascent on the stairs. If the slope is abnormally steep, the stairs might be unsafe.

Fasteners

It's crucial to examine each fastener during a deck inspection to make sure they are secure and in good shape. This includes the hardware that holds the deck together, such as nails, screws, and bolts. That's because if there are loose or missing fasteners, this can make the deck unsafe and unstable.

Handrails

Over time, handrails naturally get weaker. Also, be extra careful with splinters on railings as well.
